Příspěvek je vstupní teoretickou úvahou k metodice oceňování staveb s památkovými hodnotami. Zabývá se otázkou, proč vůbec věnovat oceňování historických staveb zvláštní pozornost, vybírá to nejzajímavější z dosavadní literatury k tématu. Přináší rovněž zamyšlení nad vztahem hodnoty a míry užitku a v neposlední řadě identifikuje beneficienty užitku, který historické stavby či přímo kulturní památky přinášejí. Exkurz do antického Řecka zavádí úvahy nad tím, kdy historická stavba svých památkových hodnot pozbývá. Specifickým předmětem mapování je proměna společenského vnímání užitku z kulturního dědictví v průběhu posledních 120 let.

The paper is an initial theoretical reflection on the methodology of valuation of buildings with heritage values. It deals with the question of why to pay special attention to the valuation of historic buildings at all, and selects the most important from the existing literature on the topic. It also reflects on the relationship between the value and the level of utility and, last but not least, identifies the beneficiaries of the utility that historic buildings or listed heritage sites bring. An excursion to ancient Greece introduces reflections on when a historic building loses its heritage value. The specific subject of the mapping is the changing social perception of the benefits of cultural heritage over the last 120 years.
